We offer architectural design services through an experienced, registered architect. We have a well-established design-build process that takes you through the design process from concept through detailed construction drawings.
A key advantage of the design-build process is that the client can make well-informed decisions throughout the entire process. By bringing design and construction expertise to the table from the outset of the project, all options and implications can be discussed early on and reviewed. Communication is greatly simplified, cost alternatives can be evaluated, and changes to the overall design are easier to implement.
Our Design-Build Process
During our first meeting with homeowners we provide an overview of our company, discuss overall design-build methodology and our own design-build process. We begin to gain an understanding of your project, including overall vision, desired outcome, timelines, and project budget. If help is needed to determine project budget we can provide a preliminary project analysis.
Preliminary Project Analysis
We create a preliminary “scope of work” that breaks down the project elements discussed in the initial meeting and assigns budget ranges for these elements. This initial project definition provides important benchmark information for homeowners as they consider their project and start to make key planning decisions.
A team meeting with architect, builder and homeowners to discuss architectural styles, functionality requirements, and “wish list” items. We also review our design portfolio and discuss how we have approached similar projects. After this meeting, we typically have acquired enough information to develop a design development proposal containing a design development contract.
After the execution of the design development contract, we begin a series of meetings to design the project.
Schematic Design Phase
- Architect, builder, and homeowner discuss functional requirements and design parameters.
- Documentation of the existing building is completed including; applicable measurements and client's likes and dislikes of the existing conditions.
- Architect prepares schematic design documents including basic floor plans, elevations, and sections.
- Schematic designs are developed and reviewed. This is the most iterative part of the process with architect and homeowner working very closely together.
Design Development Phase
Development of accepted schematic design. Specific elements are determined such as material distinction, dimensional adequacy and finish detail.
- Architect prepares the final construction documents including: floor plans, elevations, typical details and sections, foundation plans, electrical layouts, framing plans, and roof plans.
- Product selections are made and the construction phase is planned.
Architect - Steve Baczek, AIA
A registered architect, Steve has worked with Shoreline Builders for many years to create thoughtful, functional and attractive designs for our customers. Initially trained as a carpenter, he has an extensive knowledge of building technology especially as it relates to residential construction. Steve received his Bachelor of Architecture degree from Wentworth Institute of Technology in Boston where he received numerous distinctions including membership into the Tau Alpha Phi National Honor Society for outstanding academic achievement and the coveted Boston Society of Architects Achievement in Architectural Design Award.
